We offer Simple Full Service Property Management Pricing with Exceptional Service
We charge 8% of monthly rent to manage your property. For properties under management we are the primary tenant contact. We manage requests and facilitate repairs with qualified and prescreened service providers. We have long term relationships with service providers giving us economical and timely repairs. We collect monthly rents, pay for services performed throughout the month, and distribute the proceeds of rent to you, the landlord. Payment is directly deposited to your account with funds typically available by the 5th to 6th (holidays can sometimes delay this). We contact tenants after 2 days of rent delays, deliver 3 Day Notices on the 6th day. We do not handle unlawful detainers (evictions), but assist as needed. 8% is collected as a monthly percentage of rent paid. We only collect our fee when we have collected rent from the tenant (We align ourselves with our clients by not charging management fees during vacancies. This ensures that everyone is as motivated as possible to lease the property).
We charge $1,500 to market and lease your property. This service includes taking photos, writing descriptions and listing the house for lease. Installing For Lease signs, lock boxes and flyers. It includes coordinating showings with other agents and showing the property to prospects who contact us directly. It includes a personal or video interview with prospective tenants, collecting lease applications, gathering financial and background report. Working with prospects to supply missing documents and present their best application. It includes reviewing lease applications and providing a written review of tenants. It includes preparing lease agreements, collecting signatures, deposits, proof of rental insurance and collecting the first month rent. And, it includes delivering keys, a walk through of the property with by Property Manager and Tenant. $1,500 is the total cost to list and lease your property, it is only collected when the lease is completed, and is deducted from tenant funds when received. If another agent assists in finding a tenant we compensate them (no added expense to Owner).
We have a highly proactive approach to renewals with our process starting 45 to 55 days in advance. We initiated this process with contact to owner verifying intent to continue leasing and to tenant verifying intent to extend lease term. If tenant has not completed a lease extension with 30 days remaining on their current term we advise owner and tenant that we will initiate marketing of the property and schedule showings. If owner and tenant intend to extent the lease term we provide a rental market update and assist in determining appropriate rental increase. We coordinate an annual walkthrough of the property and use maintenance software to document condition, presence of smoke and carbon detectors and overall wear and tear. We require tenants maintain renters insurance with property manager included as additional insured / interest and that tenant is renewed with each lease extension. We prepared lease extension contracts gather signatures from tenants and sign as agent of owner. We complete Laguna Woods lease Renewals, gather tenant signatures, require that tenants pay association renewal fees and deliver the full package to the Laguna Woods Lease Office. With few exceptions we maintain 12 month lease terms with all tenants.
